Attached are the final graphs and stats for 2011. As far as trends go,
foreclosures definitely had a downward trend in 2011. For the first
few months of the year foreclosures were in line with 2010, but as
2011 progressed the number of foreclosures tapered off considerably.
Notice of defaults didn’t really trend upward or downward in 2011. But
the fantastic fact is that there were 997 less notice of defaults
filed in 2011 than in 2010. That has to be one of the most significant
Notice of Default declines year over year in the history of Washington
County. I think it’s safe to say that this rate of decline won’t
continue in 2012, but as long as there are less filed in 2012 than in
2011 it will be a great year. As foreclosures are trending in a
positive direction so too are building permits. I compiled the 2011
final building permit stats for each of the major cities in Washington
County. Every city, with the exception of Santa Clara, experienced an
increase in the number of building permits pulled year over year. St.
George took the top spot with 368 units with Washington in a close
second with 333 units.

Foreclosure and Building Permit Stats in St. George, Utah- SEP 2011

Another month has come and gone. Defaults and Foreclosures continue to
track lower than previous years. St. George had another solid month
for new building permits. But the best news that I have for you this
month is that the number of trustees sales (foreclosures) performed
last month (60) is the lowest amount in any given month since August
of 2008. In other words, foreclosures hit their lowest point in over
three years. Stay positive and make it a wonderful month!

Investor closed on great rental property

I had a closing on Friday with a second time client. They just bought
their first investment property. Really great people that are excited
about investing in their future and what a great time to invest! I
received this email from them this morning…

K. Welch Construction spec under contract (with multiple offers) immediately after completion!

contract. We had multiple offers on it immediately after the

Survey: Americans Still Long for Their Own Homes

 

Although the housing bubble and bust may have shattered notions that home prices have nowhere to go but up, Americans haven’t lost their love for owning a home. In the latest Allstate/National Journal Heartland Monitor poll, homeownership ranked second, just behind raising a family, in people’s definition of the American Dream.

• About four-fifths of respondents said that owning a home is still a better financial decision than renting

• Nearly nine-in-10 homeowners say would buy their home again

2 years of rain in 1 week for St. George.

St. George area received 2 years worth of rain in one week just before the holidays. Our yearly average is 5-6 inches we received 11 in one week. I’ve included a little video. view video one more video First time posting from my phone, so I hope it works okay.

Short Sales in St. George

I have worked on 4 short sales. I was the listing agent on two of them. The first one that I had listed took a little over a year from start to finish. The second one was an already approved short sale and took 3 months from start to finish with Wells Fargo. The third short sale took 3 months from start to finish. I had to be in contact with the bank on a daily basis and we had an offer on it a week after listing it, which is key because no communication can start with the bank until there is an offer to review. The short sale that I am working on right now has had an offer at the bank for over a month now and we still haven’t heard back from them. It is with Bank of America. Buyers often ask me if they offer full price with a short sale, will they get the offer accepted? My answer is “No.” Agents list homes that are in short sale at a price that they can get offers on. It’s not the approved price from the bank, which is all that matters because the bank has the final say. The bank has to approve the price short of what is owed, thus the name short sale. The bank determines the value of the home by obtaining an appraisal or a BPO (Brokers Price Opinion, which is a separate agents opinion on price) and then determines the price of the home from that.
